We only collect what you give us or what a form you submit passes to us:

• Your answers to our questions, like whether you are moving within the Richmond area or relocating, when you might buy, and the price range you are considering.
• Basic campaign details when you reach us through an ad, such as which ad or form you used.
• Messages you send us by text, email, or social media.

If you submit a form inside Facebook or Instagram, Meta shares your answers with us. Meta’s own handling of your data is covered by Meta’s privacy policy.

• To contact you about your home search or sale, including the starting list you asked for.
• To answer your questions and follow up on the next steps you choose.
• To keep an accurate record of our conversations in our customer management system.
• To measure which ads and pages actually help people, so we spend less on the ones that don’t.

When you give us your phone number and agree to be contacted, we may call or text you about your home search, including automated texts. Consent is not a condition of buying or selling anything. Message and data rates may apply, and message frequency varies.

Reply STOP to any text to opt out at any time. Reply HELP for help. We do not share your phone number or consent with third parties for their marketing.

We do not sell your personal information. We share it only when it is needed to help you:

• Service providers that run our tools, such as our customer management and texting platform, our website host, and our ad platforms. They may use it only to provide those services to us.
• Samson Properties, our brokerage, as required for licensed real estate work.
• A lender, inspector, or other professional only when you ask us to connect you with one.
• When the law requires it.

We keep your information while we are working with you and for as long as needed to meet our legal and brokerage record-keeping duties. You can ask us to delete it sooner, and we will unless the law requires us to keep it.

• Ask to see, correct, or delete the information we hold about you.
• Opt out of texts by replying STOP, or of emails by using the unsubscribe link.
• Ask us to stop contacting you altogether.

We use reputable, access-controlled platforms to store your information and limit access to the people who need it to help you. No system is perfectly secure, so please don’t send sensitive financial details, like account numbers, by text or form.
