Too few homes sold here in July through September 2026 for a median to mean anything, so we don't print one.

The Real Estate
Housing stock
Brick and frame rowhouses from the 1800s and early 1900s, many with the cast iron porches the neighborhood is known for. Mixed in are newer condo buildings and infill on lots that sat empty for years. Very few homes come with a driveway.
If You're Buying
The buying reality
Homes trade so rarely here that one sale can swing the numbers. That means your offer has to be built on the house in front of you, not on an average. Historic district rules shape what you can change on the outside, so read them before you plan a renovation. Get the inspection, and get a contractor through the door with you.
If You're Selling
The selling reality
Your buyer is paying for the history and the location, a few blocks from downtown, VCU and the Arts District. Lead with the original detail and the walk to work. Because so few homes sell here, pricing takes judgment. Comps from the Fan or Church Hill will mislead you if you lean on them alone.
Day to Day
Living in Jackson Ward
You can walk to downtown offices, the Convention Center, VCU, and the restaurants along Broad and Second Street. The Pulse bus line runs on Broad. The trade is noise from the city core and on-street parking. People who choose Jackson Ward want to live inside Richmond's story, not next to it.
Is It For You
Jackson Ward may be a fit if
- You want to walk to downtown and VCU.
- You love historic homes and can live with district rules on exterior changes.
- You don't need a driveway or a big yard.
